What is an EICR and when do you need one?

An Electrical Installation Condition Report (EICR) assesses the safety and condition of the permanent electrical installation in your building. This includes distribution boards, wiring, earthing and bonding, protective devices, and all fixed circuits.

The inspection combines visual assessment with electrical testing to identify defects, deterioration and other issues that could affect the safety of the installation.

The Electricity at Work Regulations 1989 require electrical installations to be maintained to prevent danger. Periodic inspection and testing through an EICR provides important evidence about the condition and safety of the installation.

The appropriate frequency will depend on the type of premises, use and condition of the installation, previous inspection findings and any specific requirements from your insurer or other relevant parties.

What our EICR includes

Before testing begins, we review the available information about your electrical installation and agree the scope and access requirements with you.

On site, our engineers inspect and test the circuits within the agreed scope, coordinating access and planning any necessary isolation around your operational requirements.

Following the inspection, you’ll receive a full Electrical Installation Condition Report with observations clearly classified:

C1 – Danger present
An immediate risk has been identified and action is required straight away. Where practicable, our engineers will make the danger safe at the time and record the action taken.

C2 – Potentially dangerous
An issue has been identified that could become dangerous and requires urgent remedial action.

C3 – Improvement recommended
The installation is not considered immediately or potentially dangerous, but an improvement is recommended to enhance its safety.

FI – Further investigation required
Something has been identified that requires further investigation to determine whether danger or potential danger exists.

You’ll also receive the relevant schedules of circuit details and test results, together with a clear record of observations and recommended actions.

Where circuit schedules need updating as part of the agreed scope, we can also provide accurate information to help make future maintenance and testing easier.

What makes an EICR satisfactory or unsatisfactory?

An EICR will be assessed as unsatisfactory if the inspection identifies a C1, C2 or FI observation.

C3 observations are recommendations for improvement and do not, on their own, result in an unsatisfactory report.

What happens if you find a C1 during testing?

A C1 means there is an immediate danger.

Our engineer will notify the appropriate person straight away and, where practicable and authorised, take action to remove or make the danger safe rather than simply leaving it until the final report is issued. The observation and any action taken will still be recorded.

Will the testing disrupt our building?

Some electrical testing requires circuits to be isolated.

We plan this with you in advance and can coordinate testing around operational requirements, working in stages or outside normal working hours where agreed and appropriate.
